From Runway to Home…Luxury Transcends the Medium

Written by faith | 0

Watching the Jason Wu runway show at Fashion Week, I thought deeply about the transcendent nature of luxury. What elements make an outfit luxurious? A beautiful print here, a flowing fabric there, a certain texture? In this same way, an interior designer adds luxury to a home. Wu did it on the runway with the use of peplums, an abundance of detail at the waist, epaulets and flowy, understated patterns. In interior design, the details add luxury to a room, like pleating, draping and choice of fabric or paint color.

Here we see geometric shapes in the striping of the blouse and the pattern of the steps in the staircase…clean, strong and linear.

Mixing textures makes an item of clothing or a room so much more interesting. On the coat below left, we see a seemingly discordant combination of tan cloth, bronze satiny cuffs and a black fur collar and pockets…but somehow it all comes together. On the right, a gorgeous combination of rattan, chenille and wool makes this outdoor room so luxurious!

The classic combination of red and black gets redefined by Wu in this dress. The bold geometric shape at top gives way to a flowing, pleated skirt. Sometimes two completely different styles can come together in a wow design. A bold touch of red on the burners and the red, geometric teapot perfectly complement the delicate Japanese-esque tile pattern of the backsplash.

From Texas Grandeur to Seattle Chic

Written by faith | 0

I recently had the pleasure of assisting a couple who relocated from Texas to Seattle.  Their Texas-sized furniture was too big for their new downtown condo, so I stepped in to bring the perfect scale and solution to their urban 15th floor view of downtown Seattle.

These are the steps I took:

  1. Replaced the heavy, rectangular wood coffee table with a smaller, glass-topped round table to create a more open feel
  2. Reduced the size and lightened the color of the matching chair and ottoman
  3. Added a mirror to create the illusion of space
  4. Changed out the lighting to beautiful, amber tinted lamp shades (the owner loves orange) located to maintain the view but also to provide reading and ambient lighting
  5. Replaced the large, overstuffed sofa with a smaller, more compact (but softer and more comfortable) sectional/chaise combination
  6. Added a warm area rug to better define the seating area and add soft texture to the room
  7. Added much needed storage – one of the biggest challenges of condo living

The palette is charcoal, soft yellow, with touches of orange.

Sleek Living Room Designs For Seattle Condos

Written by faith | 0

Introducing Marisa Watts, a realtor specialist in luxury homes, with Visum Real Estate Group. In this guest post, Marisa shares her insights into space utilization for maximum resale.

Decorating a condo in Seattle can be a challenge when working with a small space. Condos can range from just 550 square feet to over 2,000. If you’re on the low end of square footage spectrum, the keep scale in mind when creating a beautiful living room.

Let’s pull from a couple of examples.

Living Room at 1521 2nd Avenue.

1. This beautiful living room in a condo at 1521 2nd Avenue. brings an element of simplicity while also playing off the excellent waterfront view. For one, the acrylic chairs at the table provide a feeling of additional space with a see-through effect. Mirrors can provide a comparable effect in a tight condo space.

The placement, size, and clean lines of the couches offer a modern look . Unlike the oh-so-typical “up-against the wall” effect, where furniture is placed against a wall and revolves around a television or fire place, this arrangement highlights the panoramic views and promotes conversation amongst guests. Faith created an excellent design of a penthouse living room in Madison Park, but the staging of this Seattle condo works as well.

Staged Living Room from 1521 2nd Ave

2. This is another Seattle condo from 1521 2nd Avenue. Unlike our previous example, this living room is staged with two relatively large couches. While the curved lines soften the sharp edges and detracts from the pillar, it also forgoes space and competes with the view.

However, this type of staging does provide a great forum to have several friends over and enjoy a bottle of wine over the Seattle nightlights.

Luxury Condo Living

3. This last condo in Seattle from 1521 2nd Avenue is a terrific example of an elegant condo living room. This living room creates the illusion of space by keeping scale in mind and showcases the waterfront view.

Unlike our previous example, this condo living room exudes understated luxury and allows for interaction between friends without eliminating precious space.

Keys to Creating That Perfect Living Room for Your Seattle Condo

Each of these condos for sale in Seattle had the benefit of an amazing waterfront or city view. For some, however, the view from your condo is limited to a wall or the side of a building. Nonetheless, here are a few important things to remember:

Design

Furniture should be sleek and compliment the rest of your condo. In some cases, you’ll find great furniture that does not fit well within the space. For instance, people are drawn to a couch because of its color or fabrication. However, you should pick a couch based on design and then select fabrication for the couch.

Simplicity

This falls in line with the issue of downsizing as many condo owners have difficulty in letting go of old furniture. In the end, these owners find themselves with an cluttered living room with a collection of mismatching pieces.

Multifunctional

As the old adage goes, ” A place for everything, and everything in its place”. Look for ways to use your furniture for multiple purposes. This will help create a more spacious and clean look.

What Do Women Really Want?

Written by faith | 2

Women know this and I know this as a Seattle interior designer. Women are the primary decision-makers in most home decisions. And when it comes to the layout and emphasis of the home’s features, four areas emerge… Where are you in this mix? Or do multiple features attract you?

Entertaining

Homes with options for entertaining around food are important

Kitchens are the main attraction

Adaptable Living Spaces

Blurring the division between rooms in your home is a leading trend

Bridging Two Rooms

De-Stress and Relax

Storage Solutions

Seattle luxury designer says organized closets are a must

Great custom closets are a sweet spot

Here are some observations and comments from my clients to keep in mind:

  • Don’t place the laundry room near the garage entrance. Reminders of work to do and clutter are better out of sight.  And laundry rooms near the bedrooms makes better sense.
  • Instead of a ‘mudroom/laundry’ area consider a well-organized area for shoes, backpacks, mail, keys, etc. that transitions between garage and kitchen and family room.
  • Open kitchens for entertaining need to be clutter-contained.  So pantries are re-emerging that blend pantry with butler’s rooms. Think sink, small appliances, extra dishwasher (drawer?). More ideas for entertaining.

More than a Man Cave or media room, this Bellevue interior designer worked with her clients on a ‘female-friendly’ two story sports and entertainment space. An equestrian theme tells the story of competitive horse riding plus a serious bar area for all tastes. And the large flat-screen is the focus for sporting events like Super Bowl 2012.
